Thames & Newcastle prepares to overhaul Maida Vale home.

A garden flat in a Maida Vale conservation area is set for a major revamp with the appointment of Thames & Newcastle (T&N) as main contractor.
The six-month project will upgrade the interior and exterior of the property, which forms part of a Grade II listed villa originally built in 1840 and converted into flats in 1938.
T&N will reconfigure the internal layout to maximise space and functionality before carrying out a full refurbishment, including a new kitchen and bathrooms. Bespoke joinery will be incorporated throughout, and period features carefully retained or replicated.
To enhance thermal efficiency, all the existing windows will be replaced. New double glazing will be installed together with new mouldings and profiles that match the originals. An exterior staircase will also be upgraded using Portland stone to improve waterproofing and aesthetics.
Additional improvements include damp proofing as well as new electrical and plumbing installations.

Over time, the flat has been affected by rising damp and some of its original features, such as the timber-framed windows, require upgrading to improve energy efficiency.
“We’ll be working closely with the interior designer to deliver improvements that make the best use of the space and sympathetically enhance the flat inside and out, including period detailing.
“Our in-house joinery team will play a key role in this project, crafting bespoke elements such as wall panelling, skirting, cornicing, and custom-made furniture.”
